Palo Alto Real Estate Report: Homes Listed and Sold - Week of 2/17/2012 (Published on Fridays)

For the third consecutive week the interest rates are staying at record lows - see our earlier post.  At the same time, the number of homes available for sale in Palo Alto is also very low.  Same week last year there were 68 homes on the market with 14 new listings over the course of the week - follow this link for the last year post.  Compare this with 42 home available and 9 new listings this week.  The buyers' interest level and activity is very high and open houses are very busy.  Multiple offer situations are becoming a norm and cash purchases are very common.  The week in numbers:

  • 9 homes were listed this week, 7 single family homes and 2 condos.  The inventory is going down with only 42 home available for sale in Palo Alto.
  • 14 new contracts were accepted and homes went into pending state.
  • 8 escrows were closed this week.
  • There were no homes taken of the market.  Everything sells these days, I guess...

Palo Alto Real Estate Report: Homes Listed and Sold - Week of 2/10/2012 (Published on Fridays)

The real estate market in Palo Alto is still suffering from the lack of supply.  It seems that the home owners feel the market pressure and are holding back to rip the benefits of the Facebook IPO and other Silicon Valley companies expected to go public.  In reality, it will be some time before the employees will have a chance to cash out their stock options and have a real influence on the market.  If you have to sell this year, there is no reason to wait.  The inventories are low, the interest rates are holding at or near the record lows and the potential buyers are hungry for properties in the most desirable areas like Palo Alt and Los Altos.  The week in numbers:

  • 12 homes were listed this week, 10 single family homes and 2 condos.  The inventory is going down with only 45 home available for sale in Palo Alto.
  • 13 new contracts were accepted and homes went into pending state.
  • 7 escrows were closed this week.
  • 3 homes failed to sell and were taken of the market.

Palo Alto Real Estate Report: Homes Listed and Sold - Week of 2/3/2012 (Published on Fridays)

One month into the new year, Palo Alto real estate market is still in a winter hibernation mode.  With very few new homes coming to the market, the prices are starting to move up pushing January median sold home price to $1,515,000.  The January price per square foot of $899 was up 5.3% from $854 last month and up 19.1% from $755 in January of last year.  The week in numbers:

  • 10 homes were listed this week, 7 single family homes and 3 condos.  The inventory is staying the same as last week with 49 active listings in Palo Alto.
  • 6 new contracts were accepted and homes went into pending state.  We believe that the market is being slowed down by the number of available homes for sale and, as more listing will be coming to market, we expect the rate of sales to increase.
  • 6 escrows were closed this week.
  • 1 home was taken of the market.

Palo Alto Real Estate Report: Homes Listed and Sold - Week of 1/27/2012 (Published on Fridays)

This weekend should bring us spring-like weather and lots of sunshine.  It should be perfect time to shop for a home and to experience the best of California indoor-outdoor living.  The week in numbers:

  • 16 homes were listed this week, 10 single family homes and 6 condos.  The inventory is starting to grow but is still pretty low - there is currently 49 active listings in Palo Alto.
  • 10 new contracts were accepted and homes went into pending state.
  • 10 escrows were closed this week.  Note that two of  the homes closed in less than 2 weeks after going into pending state and were sold significantly higher than asking price.  This is an indication of continuing strong sellers market in Palo Alto and confirms desirability of our community.

Palo Alto Real Estate Report: Homes Listed and Sold - Week of 1/20/2012 (Published on Fridays)

Today should be the first rainy day of the year.  Even though we need rain, the warm and sunny weather was a treat.  The open houses were busy and new listings attracted a lot of attention.  One of the homes that was listed last week received 13 offers.  The interest rates continued their decline and, for the seventh consecutive week, 30-year fixed rate stayed below 4%.  The week in numbers:

  • 13 homes were listed this week, 11 single family homes and 2 condos.  The inventory is still very low with only 40 homes available for sale in Palo Alto.
  • 12 new contracts were accepted and homes went into pending state.
  • Only one home closed escrow this week.  Keep in mind that the close of escrow usually happens 30 days after the contract being negotiated.  This low numbe is a direct result of holiday slowdown at the end of December.
  • 2 homes failed to sell and were taken off the market.

While the number of new listings and homes sold remain low, we feel a lot of energy in the market with a strong push upwards in the prices.  We got a first glimpse of things to come with a listing of the home at 769 Rosewood Dr.  A 2 bedrooms, 2 bathrooms house is located on 8775 sq. ft. lot close to Midtown shops.  According to the rumors, it was sold with 20 offers at more than 45% over the asking price.  With closing expected to be on 1/20/2012, we will be able to get more details about the sale soon.  The week numbers:

  • 11 homes were listed this week, 8 single family homes and 3 condos.  The inventory is still very low with only 36 homes available for sale in Palo Alto.
  • 5 new contracts were accepted and homes went into pending state, including the on Rosewood Dr. that I mentioned at the beginning.
  • 4 homes closed escrows this week and went to the new owners.
  • No homes were taken off the market.

The sales numbers are still low as the new year is getting started.  The interest rates are staying at the record lows and, according to the experts, will stay low at least until the elections.  New listings stated trickling in while the buyers are actively looking for opportunities on the market.  The week numbers:

  • 5 homes were listed this week, 4 single family homes and one condo.  As I mentioned, the inventory is still supper-low with only 33 homes available for sale.  The brokers' tour has only 3 homes listed for this week.
  • 4 new contracts were accepted and homes went into pending state.
  • 6 homes closed escrows this week and went to the new owners.
  • 3 homes failed to sell and were taken off the market.

As expected, this week was really slow.  With no new listings coming to the market in Palo Alto inventory dropped to 33 active listings, both condos and single family homes.  Our last open house was very active giving us an indication of continued interest from the buyers.  We are looking forward to the renewed level of activities at the beginning of next year.  The week numbers:

  • No new listings - second time this year.  Last time it happend during the week of 11/25/2011, the Thanks Giving week.
  • 4 new contracts were accepted and homes went into pending state.

Palo Alto real estate market never fails to surprise us.  While the new listings were coming very slowly, the number of pending sales indicated that the supply is not keeping up with the demand.  Our open houses last weekend were very busy with lots of families with kids making the rounds. The week numbers:

  • 4 new properties were listed this week, three single family homes and one condo.  With so fiew homes coming on the market, the inventory dropped to 37 units.
  • 13 new contracts were accepted and homes went into pending state - compare it with 8 last week.
  • 13 homes closed escrows this week vs. 8 last week.
  • 2 homes failed to sell and were taken off the market.
