Going into the Labor Day weekend, Palo Alto real estate market listing activity was low.  Somehow it seems that Facebook IPO took wind out of the sails and listing dwindled comparing with the last week.  The new contracts however continued at the level similar to previous weeks - see pending sales section below.  We hope for another large set of new listing coming to the market next week.

This week in numbers:

  • 9 homes were listed this week comparing with 29 last week.  Same week last year 13 new homes were listed.  The inventory of homes available for sale dropped to 71 units, 10 less than last week.
  • 17 new contracts were accepted this week, just one less than a week ago.  Same week last year 22 homes went into pending state.
  • Only 15 escrows were closed this week and 17 homes change owners same week a year ago.
  • Only 3 homes failed to sell and were taken off the market.

The market kicked into high gear after the Mothers Day with almost record number of listings.  Note that relatively low number of closed transactions is due to low inventories we experienced in mid-April.  The week in numbers:

  • 29 homes were listed this week, 27 single family homes and 2 condos.  It is 11 less than last week and the second most listings in a week since the beginning of the year.  Same week last year 25 new homes were listed.  The inventory of homes available for sale continued increasing and reached 81 units.
  • 18 new contracts were accepted this week while a year ago 26 homes went into pending state.
  • Only 10 escrows were closed this week and 18 homes change owners same week a year ago.
  • Only 2 homes failed to sell and were taken off the market.

  • 21 new contracts were accepted this week reflecting the increase of inventory.  A year ago 25 homes went into pending state.
  • 9 escrows were closed this week while 21 homes change owners same week a year ago.
  • 6 homes failed to sell and were taken off the market.

This was the most active listing week in Palo Alto since week of April 15th of 2011.  The inventory jumped to 71 homes available for sale.  With the demand for housing being so strong lately, I think the market will be absorb these new arrival with no problems.  Another couple weeks like this, however, will put a damper on the price growth.

The week in numbers:

  • 30 homes were listed this week, 24 single family homes and 6 condos.  It is 5 more than last week.  Same week last year 25 homes were put on the market.  The inventory increased by 8 homes this week reaching 71 units available for sale setting the high mark for the year.
  • 18 new contracts were accepted this week vs. 16 last week.  A year ago 28 homes went into pending state.
  • 17 escrows were closed this week while 13 homes change owners same week a year ago.
  • 3 homes failed to sell and were taken off the market.

The market starts to bloom together with arrival of spring weather.  Reports of increased real estate sales activities and dropping inventories are coming from all parts of Bay Area.  Palo Alto is no exception and we see increased number of new contracts as number of listings coming to the market increased.

The week in numbers:

  • 25 homes were listed this week, 9 more than last week.  Same week last year only 12 homes were put on the market.  There is currently 63 homes listed for sale in Palo Alto - the highest number since the week of 11/18/2011.
  • 16 new contracts were accepted this week vs. 10 last week.  A year ago 20 homes went into pending state.
  • 14 escrows were closed this week, 9 more than last week.  21 homes change owners same week a year ago.  Keep in mind that closed escrows reflect selling activities and contracts accepted about 30 days back from the close of escrow.
  • 2 homes failed to sell and were taken off the market.

  • 8 homes were listed this week going into a holiday weekend.  Also note that it is a spring break for Palo Alto schools.  Same week last year 24 homes were put on the market.  There is currently 45 homes listed for sale in Palo Alto.
  • 16 new contracts were accepted, 4 more than last week.  A year ago 21 homes went into pending state.
  • 14 escrows were closed this week, two more than last week.  18 homes change owners same week a year ago.

  • 12 homes were listed this week, 10 single family homes and 2 condos.  The level of new listing continue to be slower than we would expect this time of the year.  Same week last year 19 homes were were put on the market.
  • 14 new contracts were accepted, a drop from the last week when 23 contracts were accepted.  A year ago 37 homes went into pending state, the highest number of contracts in a week in 2011.
  • 12 escrows were closed this week, same as last week and the week a year ago.
  • 4 homes failed to sell and were taken off the market.

This week the number of new contracts really got our attention - 23 new contracts were accepted and homes went into pending state.  A slight increase in number of new listings boosted the sales activity both for single family homes and for condos.  Multiple offers dominate Palo Alto real estate market with contract terms giving the winning edge to the lucky buyers.  It is becoming more common to see offers with minimal contingencies and with close of escrow in 21 days even with financing.

The week in numbers:

  • 11 homes were listed this week, 9 single family homes and 2 condos.  The level of new listing dropped from 16 new units last week and significantly lower than the same week last year when 22 homes were newly listed.  There are currently 39 properties available for sale in Palo Alto, both single family homes and condos.
  • 23 new contracts were accepted contributing to the drop in inventory.  This is an increase from 12 new contracts last week and 21 a year ago same week.
  • 10 escrows were closed this week, two more than last week.
  • 3 homes failed to sell and were taken off the market.

Shortage of inventory currently defines the real estate market in Palo Alto.  You can read it in our earlier blog posts and our newsletters.  We are sure you've heard it from other real estate professionals too.

Looking back at 2011, March was the highest listing month of the year with 105 new listings coming to the market and we hoped that 2012 will follow the patern.  Unfortunately, it does not seem to be the case.  The new listings are not keeping up with the demand - a house on Georgia Ave. was listed at $1,195,000 and was sold for $1,650,000 with 38 offers.  At the same time, pocket listings are becoming more common and homes are being sold off the market even before they have a chance to be listed on MLS.

The week in numbers:

  • 16 homes were listed this week, 13 single family homes and 3 condos.  The level of new listing remains the same as last week and significantly lower than the same week last year when 24 homes were newly listed.  There are currently 46 properties available for sale in Palo Alto, both single family homes and condos.
  • 12 new contracts were accepted and homes went into pending state.  The market is still suffering from the lack of affordable homes (single family homes priced below $1,500,000).  Last week 18 homes went pending and 25 the same week last year.
  • 8 escrows were closed this week.
  • 4 homes failed to sell and were taken off the market.

The week in numbers:

  • 16 homes were listed this week, 13 single family homes and 3 condos.  It is a slight increase from 13 new listings last week.  Looking at the same week last year, there were 23 new listings.  There are currently 45 homes available for sale in Palo Alto.
  • 18 new contracts were accepted and homes went into pending state, two more than last week and almost the same as last year when 19 new contracts were ratified.
  • 13 escrows were closed this week.

The number of homes available for sale in Palo Alto still dropping - 40 homes are on the market today.  This is a dramatic change from the market last year when 75 homes were in active state - see our last year post. The number of new contracts is outpacing the new listings demonstrating continuous high demand for the housing in our city.  Homes on Georgia went into pending state last week after receiving 38 offers.  We will have to wait for the close of escrow to learn the final price.  The week in numbers:

  • 13 homes were listed this week, 10 single family homes and 3 condos.  Even though it is an increase from the last week, new contracts are outpacing the listings and inventory of homes available for sale is shrinking.  There are 40 home available for sale in Palo Alto at this time.
  • 16 new contracts were accepted and homes went into pending state, two more than last week.
  • 6 escrows were closed this week.
  • One home was taken off the market and was immediately re-listed at lower price.

Note that addressed 3500 Emma Ct. and 3502 Emma Ct. cannot be mapped by most sites at this time - see the map at the end of the post for the location.  Emma is a 4-home cul-de-sac in Barron Park in Palo Alto, off Matadero Ave.

For the third consecutive week the interest rates are staying at record lows - see our earlier post.  At the same time, the number of homes available for sale in Palo Alto is also very low.  Same week last year there were 68 homes on the market with 14 new listings over the course of the week - follow this link for the last year post.  Compare this with 42 home available and 9 new listings this week.  The buyers' interest level and activity is very high and open houses are very busy.  Multiple offer situations are becoming a norm and cash purchases are very common.  The week in numbers:

  • 9 homes were listed this week, 7 single family homes and 2 condos.  The inventory is going down with only 42 home available for sale in Palo Alto.
  • 14 new contracts were accepted and homes went into pending state.
  • 8 escrows were closed this week.
  • There were no homes taken of the market.  Everything sells these days, I guess...

The real estate market in Palo Alto is still suffering from the lack of supply.  It seems that the home owners feel the market pressure and are holding back to rip the benefits of the Facebook IPO and other Silicon Valley companies expected to go public.  In reality, it will be some time before the employees will have a chance to cash out their stock options and have a real influence on the market.  If you have to sell this year, there is no reason to wait.  The inventories are low, the interest rates are holding at or near the record lows and the potential buyers are hungry for properties in the most desirable areas like Palo Alt and Los Altos.  The week in numbers:

  • 12 homes were listed this week, 10 single family homes and 2 condos.  The inventory is going down with only 45 home available for sale in Palo Alto.
  • 13 new contracts were accepted and homes went into pending state.
  • 7 escrows were closed this week.
  • 3 homes failed to sell and were taken of the market.

One month into the new year, Palo Alto real estate market is still in a winter hibernation mode.  With very few new homes coming to the market, the prices are starting to move up pushing January median sold home price to $1,515,000.  The January price per square foot of $899 was up 5.3% from $854 last month and up 19.1% from $755 in January of last year.  The week in numbers:

  • 10 homes were listed this week, 7 single family homes and 3 condos.  The inventory is staying the same as last week with 49 active listings in Palo Alto.
  • 6 new contracts were accepted and homes went into pending state.  We believe that the market is being slowed down by the number of available homes for sale and, as more listing will be coming to market, we expect the rate of sales to increase.
  • 6 escrows were closed this week.
  • 1 home was taken of the market.

This weekend should bring us spring-like weather and lots of sunshine.  It should be perfect time to shop for a home and to experience the best of California indoor-outdoor living.  The week in numbers:

  • 16 homes were listed this week, 10 single family homes and 6 condos.  The inventory is starting to grow but is still pretty low - there is currently 49 active listings in Palo Alto.
  • 10 new contracts were accepted and homes went into pending state.
  • 10 escrows were closed this week.  Note that two of  the homes closed in less than 2 weeks after going into pending state and were sold significantly higher than asking price.  This is an indication of continuing strong sellers market in Palo Alto and confirms desirability of our community.

Today should be the first rainy day of the year.  Even though we need rain, the warm and sunny weather was a treat.  The open houses were busy and new listings attracted a lot of attention.  One of the homes that was listed last week received 13 offers.  The interest rates continued their decline and, for the seventh consecutive week, 30-year fixed rate stayed below 4%.  The week in numbers:

  • 13 homes were listed this week, 11 single family homes and 2 condos.  The inventory is still very low with only 40 homes available for sale in Palo Alto.
  • 12 new contracts were accepted and homes went into pending state.
  • Only one home closed escrow this week.  Keep in mind that the close of escrow usually happens 30 days after the contract being negotiated.  This low numbe is a direct result of holiday slowdown at the end of December.
  • 2 homes failed to sell and were taken off the market.

While the number of new listings and homes sold remain low, we feel a lot of energy in the market with a strong push upwards in the prices.  We got a first glimpse of things to come with a listing of the home at 769 Rosewood Dr.  A 2 bedrooms, 2 bathrooms house is located on 8775 sq. ft. lot close to Midtown shops.  According to the rumors, it was sold with 20 offers at more than 45% over the asking price.  With closing expected to be on 1/20/2012, we will be able to get more details about the sale soon.  The week numbers:

  • 11 homes were listed this week, 8 single family homes and 3 condos.  The inventory is still very low with only 36 homes available for sale in Palo Alto.
  • 5 new contracts were accepted and homes went into pending state, including the on Rosewood Dr. that I mentioned at the beginning.
  • 4 homes closed escrows this week and went to the new owners.
  • No homes were taken off the market.

The sales numbers are still low as the new year is getting started.  The interest rates are staying at the record lows and, according to the experts, will stay low at least until the elections.  New listings stated trickling in while the buyers are actively looking for opportunities on the market.  The week numbers:

  • 5 homes were listed this week, 4 single family homes and one condo.  As I mentioned, the inventory is still supper-low with only 33 homes available for sale.  The brokers' tour has only 3 homes listed for this week.
  • 4 new contracts were accepted and homes went into pending state.
  • 6 homes closed escrows this week and went to the new owners.
  • 3 homes failed to sell and were taken off the market.
